The Larco Building is a 20-story mixed-use tower conceived as a new urban landmark in the city of Lima. The project integrates retail spaces, offices and more than 200 residential units, consolidating the “everything within reach” concept and promoting a more efficient urban model that reduces the need for long commutes and supports a more compact city.
The development incorporates high-standard amenities focused on user well-being and quality of life, including a multi-purpose room (SUM), barbecue areas, swimming pool, coworking spaces, and green terraces located on levels 14 and 20. These shared spaces provide areas for social interaction, recreation and contact with nature within a dense urban context.
Designed under contemporary criteria of comfort, modernization and habitability, the building integrates state-of-the-art technologies that optimize resource consumption, improve operational efficiency and enhance the daily experience of residents, users and visitors.
The innovation of the Larco Project lies in its integrated sustainability approach applied to a mixed-use development, combining technological solutions, architectural design and operational strategies focused on resource efficiency.
The project stands out for:
The building incorporates efficient lighting, solar panels and control systems that optimize electricity consumption in common areas, reducing operational costs and contributing to a lower carbon footprint.
The greywater treatment plant, combined with low-flow fixtures, enables a significant reduction in potable water use, ensuring sustainable supply for toilets and green areas throughout the project.
Common areas, green terraces, swimming pool and recreational spaces provide increased comfort and healthy environments, enhancing the quality of life for residents and users and encouraging active use of shared spaces.
The Larco Building is designed to achieve high environmental performance, with systems that support efficient maintenance, reduce operational emissions and ensure operation aligned with international sustainability standards.
The mixed-use proposal strengthens the surrounding urban environment, promotes economic activity, supports proximity services and contributes to the development of a more accessible, compact and environmentally responsible city.
