Project description

The Larco Building is a 20-story mixed-use tower conceived as a new urban landmark in the city of Lima. The project integrates retail spaces, offices and more than 200 residential units, consolidating the “everything within reach” concept and promoting a more efficient urban model that reduces the need for long commutes and supports a more compact city.

The development incorporates high-standard amenities focused on user well-being and quality of life, including a multi-purpose room (SUM), barbecue areas, swimming pool, coworking spaces, and green terraces located on levels 14 and 20. These shared spaces provide areas for social interaction, recreation and contact with nature within a dense urban context.

Designed under contemporary criteria of comfort, modernization and habitability, the building integrates state-of-the-art technologies that optimize resource consumption, improve operational efficiency and enhance the daily experience of residents, users and visitors.

What makes this project innovative?

The innovation of the Larco Project lies in its integrated sustainability approach applied to a mixed-use development, combining technological solutions, architectural design and operational strategies focused on resource efficiency.

The project stands out for:

• Incorporating a greywater treatment plant, which allows treated water to be reused to supply 100% of the irrigation for green areas and 50% of toilet flushing demand, significantly reducing potable water consumption.
• Integrating renewable energy through solar panels, which supply part of the lighting for common areas, reducing conventional electricity demand and operational emissions.
• Developing green terraces on levels 14 and 20, designed with low water-demand plant species that provide thermal comfort, user well-being and landscape value without increasing water consumption, thanks to the sustainable supply from the greywater treatment system.
• Implementing high-performance energy and water systems, supported by an architectural approach focused on operational sustainability, efficient resource use and reduction of the building’s environmental footprint.
