The Sustainable Housing Bonus (Bono Mi Vivienda Sostenible – BMS) is a direct subsidy granted by the Fondo Mi Vivienda through Participating Financial Institutions (IFIs) to families that qualify for financial products that enable home acquisition, provided the housing is considered sustainable under BMS parameters.
To qualify for the bonus, a project/unit must cost between 33,200 and 410,600 PEN (financing amount including taxes). A minimum of 50% of the units in the project must fall within this price range; otherwise, the project cannot apply for the BMS.

There are three levels of certification: I+, II+, III+. Each level has a combination of mandatory and optional requirements:
- Grade I: 17 mandatory + 1 optional
- Grade II+: 17 mandatory + 3 optional
- Grade III+: 17 mandatory + 5 optional

BMS enables buyers to access better financing rates and financial bonuses, creating a competitive advantage and faster sales for developers.
It depends on the project’s goals, budget, and commercial strategy. Grade II often balances investment and incentive access, but analysis should be case-specific.
We perform cost-benefit analysis, prioritize high-return interventions, and coordinate specifications to ensure measures are commercially viable and constructible.
Yes. Many BMS measures align with LEED and EDGE requirements, providing a strong foundation for pursuing international certification.
The fund requires approved plans, technical reports, certifications, and compliance evidence. Leaf Global coordinates collection, preparation, and submission of all documents to authorities and project stakeholders.
