WHAT IS AN ENVIRONMENTAL CERTIFICATION?

It is a guarantee that your project or real estate development has been designed and is managed sustainably. Achieving a sustainable certification means that a third-party entity reviews and verifies that the project meets international sustainability standards while also providing social and economic quality.

A company can benefit from obtaining a sustainability certification by demonstrating its commitment to responsible and sustainable practices, which can enhance its reputation and attract environmentally conscious clients.

WHAT ARE SUSTAINABLE CERTIFICATIONS?

For the construction sector, there are over 150 international certifications. In the field of sustainability and sustainable building projects, systems such as LEED and EDGE certifications are commonly used. These certifications not only promote sustainable construction practices but also help reduce greenhouse gas emissions in building projects.

They can be complemented with certifications that focus on human well-being, such as WELL and FITWEL.

WELL CERTIFICATION

This standard focuses on the health and well-being of people within buildings. The current version is WELL v2. WELL certification can be applied to new projects, existing buildings, interior offices, and building envelopes.

LEED CERTIFICATION

The current versions are LEED v4 and LEED v4.1. LEED focuses on developing sustainable projects with a transparent, user-friendly platform that allows for in-depth evaluation of the features behind a high-performance building in terms of energy efficiency, water usage, waste management, transportation, and overall experience, while also assessing the environmental impact of these projects.

EDGE CERTIFICATION

This standard guarantees building sustainability and energy efficiency. Created by IFC, a member of the World Bank, EDGE addresses energy efficiency needs in emerging markets. The latest version, EDGE v3, is available globally for both emerging and developed countries and covers the entire building life cycle.

Like WELL, FITWEL focuses on promoting the health and well-being of building occupants through measures that increase productivity and physical activity, improve nutrition, and support mental health.

HOW TO OBTAIN CERTIFICATION FOR SUSTAINABLE BUILDINGS

Buildings are evaluated based on energy efficiency, resource use, and occupant well-being. The certification process aligns with each project’s design and construction schedule to avoid additional delays.

The steps are:

1. Validate Minimum Program Requirements: Ensure the project is eligible for certification.
2. Register the Project: Once the certification is selected, register through the certification’s online portal. Update progress regularly.
3. Apply for Certification: Gather all necessary documentation and upload it to the digital platform. The design phase can be documented first, followed by construction, or a final review can be done after construction is complete.
4. Receive Preliminary Review: Feedback from this stage helps clarify credit applications and address any issues.
5. Submit Final Review: Address the feedback from the preliminary phase with the required documentation.
6. Obtain Certification: The review board evaluates the new evidence, finalizes credit deliberations, and determines the project’s final score and certification level.
