
Panama City is Latin America's corporate and financial hub, with one of the highest concentrations of multinational regional headquarters. Costa del Este, Punta Pacífica, and Obarrio host Class A buildings competing for the same tenants: international banks, Canal logistics companies, tech firms, and multilateral organizations. All of them have ESG commitments requiring their headquarters to hold green certification. Panama already has the most LEED buildings per capita in Latin America, and EDGE is the certification gaining ground in the fastest-growing segment: residential and mid-size office projects.
Initial assessment: We analyze the project design and identify the measures needed to achieve EDGE's required 20% savings, calibrated for Panama City's tropical climate.
Registration and modeling: We create the project file in the EDGE platform and calculate the efficiency score for the project's specific location in Panama.
Technical audit: An IFC-accredited auditor validates compliance with EDGE criteria before construction and upon project completion.
Certification issued: The project receives the official EDGE seal, enabling access to international green financing and positioning it as a certified sustainable building in the Panamanian market.

They are complementary. LEED is the dominant standard in Panama City's Class A building segment. EDGE is gaining ground in the mid-range segment and residential and mid-size office projects where LEED's cost and timeline are a barrier. EDGE certifies in 4-8 weeks at a fraction of the cost.

Because in a tropical climate at 28-35°C year-round, air conditioning represents 50-70% of a building's energy consumption. EDGE certifies efficiency measures in the building envelope, equipment, and systems that reduce that consumption by at least 20%, with a direct impact on monthly operating costs.

Between 4 and 8 weeks from registration to the issuance of the design certificate. The final construction certification is issued once construction is complete.
