Brazil concentrates over 40% of all LEED-certified square footage in Latin America. São Paulo, Rio de Janeiro, and Brasília have corporate markets where LEED Gold or Platinum is no longer a differentiator — it's the entry bar for Class A buildings. The challenge lies in technical specifics: Brazil's ABNT energy efficiency standards (NBR 16401, ENCE) don't always align directly with LEED Energy & Atmosphere credits, and fundamental commissioning — a LEED prerequisite — is routinely underestimated by project teams. Leaf knows these friction points and has proven methodology to resolve them within Brazil's regulatory framework.
LEED feasibility analysis: we assess your project against current ABNT standards and determine the applicable rating system and most efficient credits in the Brazilian market.
GBC Brasil integration: we coordinate with GBC Brasil when additional local support is needed and leverage the council's training resources for the technical team.
LEED Online documentation: we prepare all technical evidence including the comparative energy models GBCI requires for EA credits.
GBCI review and certification: we manage review cycles and reviewer comment responses through to official certification.

Depends on the goal. AQUA-HQE has stronger local regulatory recognition and is easier to manage in Portuguese. LEED is the standard recognized by international capital markets and global corporate tenants. For projects with foreign capital exposure or multinational tenants, LEED is the right choice.

LEED energy modeling uses ASHRAE 90.1 as its baseline, not ABNT standards. Leaf manages this technical translation and ensures HVAC systems comply with both standards without added cost.

GBCI fees are the same across the region. Brazil's advantage is market maturity — local MEP consultants and sustainable material suppliers are more accessible and competitively priced than in less developed markets.
