What is happening with LEED certification in

industrial projects

The industrial sector is one of LEED's fastest-growing markets worldwide. The expansion of e-commerce and global supply chains has generated massive demand for warehouses and distribution centers that the largest logistics operators — Amazon, Walmart, Mercado Libre, DHL — already require at LEED Gold or Silver standards as part of their sustainable supply chain policies. The technical challenge for industrial projects is specific: industrial buildings have enormous roof surfaces (solar opportunity), high dependence on artificial lighting, and in the case of refrigerated facilities, extreme energy consumption requiring a very specific EA credit strategy. LEED BD+C: Warehouses and Distribution Centers is the system calibrated for these typologies.

01
Access to top-tier logistics operators: Amazon, Walmart, Mercado Libre, FedEx, and DHL include LEED as a requirement in their RFPs for new logistics facilities in Latin America.
02
Solar roof monetization: industrial buildings' enormous roof surfaces are ideal solar platforms. LEED EA Renewable Energy Sources certifies these systems, and produced energy can be sold or used to reduce tenant consumption.
03
Water cost reduction: LEED WE drives review of industrial water consumption — efficient irrigation systems, low-flow fixtures, and in some cases greywater treatment — generating significant savings.
04
Supply chain ESG compliance: major retailers and e-commerce companies report distribution center energy consumption in their ESG reports. LEED buildings simplify this reporting.

What are the steps to get certified?

Industrial LEED diagnosis: we assess the building typology (dry, refrigerated, manufacturing, data center) to determine the rating system and credit strategy specific to industrial operations.

Energy and envelope strategy: we design the roof (solar panels, high-albedo roofing materials), walls, and LED lighting to maximize EA credits with minimum incremental investment.

Site plan and stormwater management: for industrial parks with large impervious surfaces, SS stormwater management credits are especially relevant and require specific hydraulic design.

GBCI certification: we prepare all technical documentation for industrial buildings and manage review cycles.

Which LEED credits are most relevant for a warehouse or industrial building?

Highest-impact credits for industrial: EA Optimize Energy Performance (LED lighting + efficient envelope), EA Renewable Energy Sources (rooftop solar), WE Water Efficiency, and SS Site Development. Transportation credits are less relevant for industrial facilities away from urban areas.

Can a refrigerated warehouse get LEED certified?

Yes, though it's one of the most challenging projects due to extreme refrigeration system energy consumption. The strategy for refrigerated facilities focuses on optimizing thermal envelope, high-efficiency refrigeration systems, and waste heat recovery.

How long does industrial LEED certification take?

Between 10 and 18 months for new industrial buildings — the shortest LEED timelines due to lower technical complexity than corporate or healthcare buildings. Industrial construction speed enables agile timelines when Leaf is integrated from design.
