Mexico has surpassed 500,000 square meters of EDGE-certified space, and the gap between differentiated and conventional projects widens every cycle. INFONAVIT, FOVISSSTE, and SHF offer preferential conditions for green-certified projects, and multinationals in Monterrey, Mexico City, and Guadalajara require certified buildings as part of their ESG commitments. A project without certification doesn't just lose that segment — it competes at a disadvantage in perceived value, absorption speed, and financing access.
Initial assessment: We analyze the project design and identify the measures needed to achieve EDGE's required 20% savings, calibrated for the project's specific climate zone in Mexico.
Registration and modeling: We create the project file in the EDGE platform and calculate the efficiency score for the specific location, accounting for the climate of Monterrey, Mexico City, Guadalajara, or any other Mexican city.
Technical audit: An IFC-accredited auditor validates compliance with EDGE criteria before construction and upon project completion.
Certification issued: The project receives the official EDGE seal, enabling access to green financing benefits and positioning it as a certified sustainable building in the Mexican market.

EDGE requires a minimum of 20% simultaneous savings in energy, water, and embodied energy in materials. The platform calibrates parameters according to the project's climate zone, so calculations are specific to each Mexican city.

It applies to residential, offices, hotels, healthcare facilities, education, industrial, and mixed-use. In Mexico the fastest growth is in the industrial segment in Monterrey and the Mexico City-Toluca corridor, where logistics and manufacturing parks require certification to meet occupant ESG requirements.

Between 4 and 8 weeks from registration to the issuance of the design certificate, depending on project complexity. The final construction certification is issued once construction is complete.
