LEED is the most widely used sustainable building certification in Peru and holds the most weight in the corporate and institutional segment. Lima ranks fifth in the number of LEED projects in Latin America, with a concentrated presence in San Isidro, Miraflores, and Surco. LEED certification has increased the market value of sustainable buildings by 15%, and certified projects in Lima record per-square-meter prices that exceed those of equivalent conventional buildings. In a market where international tenants and companies with ESG commitments already demand certified buildings, LEED is the entry standard.
Diagnosis and strategy: We evaluate the project and identify the applicable LEED category — BD+C, ID+C, O+M, or others — and the target level: Certified, Silver, Gold, or Platinum.
Registration with USGBC: We register the project on the official platform of the U.S. Green Building Council and begin the technical documentation required for credits.
Credit and documentation management: We support the design and construction team in fulfilling and documenting each LEED credit, preventing rejections due to lack of information or non-compliance with standards.
Review and certification: USGBC reviews the documentation and issues the official certificate with the achieved level, enabling the use of the LEED seal in the project's marketing.

EDGE focuses on efficiency in energy, water, and materials with a more agile process and lower cost, ideal for large-scale residential projects. LEED is broader, evaluating categories such as indoor air quality, innovation, and location, and has greater recognition in the corporate and international segment. In Peru, LEED is the most widely used certification and has the greatest impact on asset value.

Gold and Silver levels account for the majority of certified projects in Peru, especially in the corporate office segment in Lima. The Platinum level is less frequent but growing in projects with a high component of renewable energy or bioclimatic design.

The process varies depending on the project's complexity and the desired level, but on average it takes between 6 and 14 months from registration to certificate issuance. Having an experienced team significantly reduces this time by preventing rejections due to incomplete documentation.
