Mexico grants incentives to buildings with sustainable certification

Sustainable construction and the generation of clean energy in the 2030 Agenda

Sustainable construction and the generation of clean energy are key elements to achieve the objectives set out in the United Nations 2030 Agenda for Sustainable Development. In recent years, some real estate investment sectors have set their sights on sustainable construction systems with a worldwide presence such as LEED, EDGE, among others. So, some governments have sought to encourage the industry to achieve the objectives of the agenda.

In this article, we will learn about the benefits that Mexico City (CD MX) grants to real estate developers who have a sustainable certification.

Reduction in water supply rights

A reduction of up to 20% in water supply rights in residential properties that accredit savings of 20% in energy and/or water through the use of photovoltaic panels, solar heaters and/or rainwater collection systems.

Reduction of property tax

It will be possible to achieve a 25% reduction in property tax in residential properties that have green areas on at least one third of the surface of the property (Applies to individuals).

Tax benefit

In addition, a 10% tax benefit in the reduction of property tax in residential properties in CD MX, where a green roof has been installed (Applies to individuals).

It should be noted that these benefits are in addition to those already obtained from being a green building. These are: greater attractiveness for tenants and buyers, greater resale value, savings in operating costs, greater energy efficiency, and greater social and environmental responsibility.

In short, if a property is certified LEED or certification EDGE can guarantee a range of economic and reputational benefits. In addition to being able to help promote sustainability and well-being in building construction.
