Colombia has Decree 1285 of 2015 and its technical resolutions making efficiency measures mandatory in new projects. Bancolombia offers its Hipoteca Verde with differential rates for certified projects, and Davivienda and Banco de Bogotá follow the same line. In Bogotá and Medellín, corporate tenants with ESG reporting commitments no longer consider buildings without green certification. Projects without differentiation don't just lose that segment — they compete on price in a market that has already split into two categories.

Registration and modeling: We create the project file in the EDGE platform and calculate the efficiency score for the specific location, accounting for the climate of Bogotá, Medellín, Cali, Barranquilla, or any other Colombian city.
Technical audit: An IFC-accredited auditor validates compliance with EDGE criteria before construction and upon project completion.
Certification issued: The project receives the official EDGE seal, enabling access to differential green financing and positioning it as a certified sustainable building in the Colombian market.

Yes. EDGE certifies a minimum 20% savings in energy, water, and materials, technically fulfilling Resolution 0549 of the Ministry of Housing. Additionally, EDGE certification is recognized by Colombian banks for granting green credits.

Bancolombia (Hipoteca Verde), Davivienda, and Banco de Bogotá offer preferential conditions for green-certified projects. This applies to both developer construction loans and end-buyer mortgage credit.

Between 4 and 8 weeks from registration to the issuance of the design certificate, depending on project complexity. The final construction certification is issued once construction is complete.
