What is happening with EDGE certification in

Guatemala

Guatemala City has an expanding real estate market in zones 10, 13, 14, 15, and 16, with office, premium residential, and mixed-use developments competing for an increasingly informed segment of tenants and buyers. International companies operating in the country — especially in manufacturing, logistics, and services — have ESG commitments requiring their facilities to hold green certification. Banco Industrial and BAC Guatemala have financing lines with special conditions for sustainable projects. In this context, EDGE is the international certification with the greatest penetration in Central America.

03
International corporate segment access: Multinational companies operating in Guatemala — manufacturing, logistics, services — require their properties to hold green certification as part of their global ESG commitments.
04
Competitive differentiation in Guatemala City: In a market where most projects lack green certification, EDGE positions you in a separate category that commands higher perceived value and faster absorption.

What are the steps to get certified?

Initial assessment: We analyze the project design and identify the measures needed to achieve EDGE's required 20% savings in energy, water, and materials, calibrated for Guatemala City's climate.

Registration and modeling: We create the project file in the EDGE platform and calculate the efficiency score for the project's specific location in Guatemala.

Technical audit: An IFC-accredited auditor validates compliance with EDGE criteria before construction and upon project completion.

Certification issued: The project receives the official EDGE seal, enabling access to preferential financing and positioning it as a certified sustainable building in the Guatemalan market.

Pricing and timelines?

Registration with GBCI/IFC is a flat fee of USD 349 per project, plus a certification charge of approximately USD 0.22 per built m² (excluding parking areas), plus Leaf's consulting fee — the same structure applies in every country. The construction cost premium needed to reach the required 20% savings stays in the 0%–3% range of the budget. The design certificate is issued 4 to 8 weeks after registration; the as-built certificate, once construction is complete.

In a market where certification is still uncommon, EDGE's lower cost and shorter timeline compared to more demanding standards are exactly what makes certifying in Guatemala viable today.
