Project Description

Francia y Roma is a residential project located at Calle Roma 420, Miraflores, just steps from the Miraflores waterfront in Lima. With over 4,128 m² built, distributed across 9 floors and 32 units of 1, 2, and 3 bedrooms, the building was completed in 2021 under an approach centered on living in harmony with the natural environment, combining contemporary design with sustainability criteria recognized by LEED certification.

The project features green areas, a gym, and a barbecue area, offering residents wellness spaces integrated into the architectural design, in one of the highest-value areas of the Peruvian capital.

What makes this project innovative?

The innovation of Francia y Roma lies in applying certified sustainability principles to a boutique-scale residential building, within a consolidated urban setting where space available for environmental strategies is typically limited.

The project stands out for:

  • Reducing energy consumption through efficient equipment and lighting.
  • Lowering water consumption with low-flow fixtures.
  • Incorporating green areas as an active part of the design and environmental comfort.
  • Leveraging its proximity to the waterfront to encourage pedestrian mobility over car use.

Project impact

By achieving LEED certification, Francia y Roma demonstrates that certified sustainability is also viable in smaller residential buildings within consolidated urban areas like Miraflores.
