Project Description

Lit One is a prime office building located in Miraflores, Lima, developed by Livit Inmobiliaria as its second green building in the Peruvian market. With more than 28,000 m² built across more than 15 floors and 8 basement levels, the project represented an investment of approximately US$30 million.

Lit One has held LEED Silver certification since 2017, awarded by USGBC, which recognizes the building's environmental performance in categories such as energy, water, materials, and indoor environmental quality.

What makes this project innovative?

The innovation of Lit One lies in offering a high-standard corporate building that combines signature design with certified efficiency strategies, establishing itself as a benchmark for sustainable office space in Miraflores.

The project stands out for:

• Using low-emissivity (Low-E) glass, bamboo, and regionally sourced materials in its envelope and finishes.
• Achieving savings of more than 10% in energy consumption and more than 45% in water consumption compared to a conventional building.
• Featuring a Strip Garden, double-height lobby, terrace, and cafeteria as part of its wellness offering for occupants.
• Integrating centralized air conditioning chillers and automated access control and CCTV systems.
