Independencia is an industrial development located in Mexico, with over 40,463 m² built, certified under the EDGE standard. The project is part of the rapid growth of the industrial warehouse and logistics center sector in Mexico, driven in recent years by nearshoring and the relocation of supply chains to the country.

EDGE certification, developed by the International Finance Corporation (IFC), evaluates the performance of this type of building across three key categories: energy, water, and materials, requiring a minimum 20% savings in each compared to an equivalent conventional industrial warehouse.

What makes this project innovative?

The innovation of Independencia lies in incorporating resource-efficiency criteria into a typology — the industrial warehouse — traditionally focused on operational functionality rather than environmental performance.

The project stands out for:

• Incorporating efficient lighting adapted to spaces with high clear heights.
• Optimizing water consumption through low-flow systems in administrative areas.
• Selecting construction materials with lower embodied energy.
• Leveraging passive design strategies, such as natural ventilation and lighting, to reduce energy demand.
