
Las Gaviotas 176 – Phase 2 is a residential project located in Peru, made up of Tower 3 and Tower 4. Both towers achieved EDGE Advanced certification with a Final Certificate, the higher performance level of the EDGE system.
EDGE Advanced is the higher performance level of the EDGE system (Excellence in Design for Greater Efficiencies), created by IFC, a member of the World Bank Group. It requires minimum energy savings of 40%, plus at least 20% savings in water and in embodied carbon in materials, compared with an equivalent conventional building in the same location. The Final Certificate is issued once construction is complete, after an on-site audit verifies that the efficiency measures planned at the design stage were actually implemented.
The second phase of Las Gaviotas 176 achieves consistent results across its two towers, both above 40% energy savings and close to 48% water savings. This consistency shows that the efficiency strategies were applied systematically throughout the project.
