WELL CERTIFICATION FOR RETAIL AND SHOPPING CENTERS

The air a customer breathes inside the store influences how long they stay and how much they buy

What is happening with WELL certification in

retail

Physical retail competes with e-commerce on one structural advantage: the in-person experience. Consumer behavior studies show that a store's air quality, lighting, and thermal comfort directly influence dwell time and purchase intent, while sales and customer service staff — who spend full shifts standing under artificial light and commercial HVAC — face high turnover rates partly tied to poor working conditions. WELL for Retail is the standard's pathway designed specifically for this sector, and it certifies both sides of the equation: the customer experience that decides whether to stay or leave, and the staff conditions that decide whether to stay or quit.

01
Longer dwell time and greater purchase intent: consumer behavior evidence links better air quality, natural light, and thermal comfort to longer in-store dwell time and better brand perception.
02
Lower sales floor staff turnover: WELL addresses the physical conditions — standing through long shifts, constant artificial lighting, noise — that affect retention of sales and customer service staff.
03
Brand differentiation with health-conscious consumers: in categories where sustainability and wellness already influence purchase decisions, a WELL-certified space tangibly reinforces brand positioning.
04
Eligibility with institutional mall landlords: mall and shopping center operators that certify their common areas with WELL or LEED increasingly prioritize tenants that share that standard.

What are the steps to get certified?

Store experience diagnosis: we assess air quality, light, thermal comfort, and staff ergonomics against WELL for Retail's requirements.

Concept-based strategy: we prioritize Air, Light, and Thermal Comfort — the concepts with the greatest impact on customer experience — along with Movement and Mind for staff wellbeing.

On-site performance verification: we coordinate the physical air and water quality tests an IWBI-accredited performance testing agent carries out in the store before certification.

GBCI certification and marketing materials: once the seal is obtained, we prepare materials the brand can use to communicate its commitment to customer and staff wellbeing.

Costs and timelines?

IWBI's fees are calculated by built-area range, plus the cost of on-site performance verification — physical air and water quality tests — exclusive to WELL. In retail spaces, the cost premium usually concentrates on air filtration systems and lighting design, two line items with direct impact on the shopping experience. The full process takes 10 to 16 months from registration and requires recertification every three years to keep the seal active.

Is there real evidence that air quality affects retail sales?

material-symbols:add-circle-rounded

Yes. Multiple consumer behavior and retail space management studies link better air quality, comfortable temperature, and lighting to longer in-store dwell time, which in turn correlates with higher purchase likelihood.

Does WELL for Retail apply to an individual store or the whole shopping center?

material-symbols:add-circle-rounded

It can apply at both levels. An individual store can certify its own space, while a shopping center operator can certify common areas separately. Both certifications are compatible and can coexist in the same development.

How long does it take to certify WELL in a retail space?

material-symbols:add-circle-rounded

10 to 16 months on average from registration, usually somewhat shorter than for offices or full buildings, given the smaller size and system complexity of an individual retail space.
