GBC Condominio is the Green Building Council Brasil certification for multi-family residential condominiums. It was created in 2017 based on GBC Casa and validated with 11 pilot projects. It is adapted to the climate, regulations, and market in Brazil.
A certified condominium consumes less water and energy, generates less waste, and offers healthier spaces. This reduces maintenance fees, increases property value, and opens the door to green financing and incentives.
The project earns points in seven categories: Water and Effluents, Biodiversity and Pollution, Energy, Materials and Waste, Health, Safety and Quality, Climate Change, and Governance. It is registered at the start of the design phase, documented during construction, and reviewed by an independent auditor hired by GBC Brasil.
The investment includes GBC Brasil fees, consulting, and technical improvements. If planned from the design stage, many measures add almost no construction cost, and savings in water and energy are noticeable from the first year of operation.
For developers, construction companies, and designers of residential buildings in Brazil, ranging from affordable housing to high-end projects. It is ideal for those looking to differentiate themselves in sales, meet ESG goals, and access green financing.
The project must be a permanent structure with a clear certification perimeter that complies with environmental regulations. Additionally, it must meet 18 mandatory prerequisites. Four levels are awarded based on the score: Green (40 to 49 points), Silver (50 to 59), Gold (60 to 79), and Platinum (80 or more).

GBC Casa certifies single-family homes. GBC Condominio is designed for multi-family residential complexes and includes the buildings, common areas, and supporting infrastructure.

The ideal time is at the beginning of the design phase, before finalizing executive plans and starting construction. This way, measures are integrated from the start and are more cost-effective.

It is reviewed by an independent auditor hired by GBC Brazil in two stages (design and construction) or in a single submission upon completion of the work. Credits that are not met can be resubmitted with additional documentation.

Certified units have lower condo fees, higher market value, and stand out in the market. Additionally, the certificate can facilitate access to green financing and incentives.

Yes. Many water, energy, and materials strategies contribute to various certifications, so a single project can combine GBC Condominio with an international seal.
