Buyers now ask about air, light and noise. What WELL and Fitwel assess in housing, which fits each segment, and how to turn the seal into a sales argument.

A few years ago, apartment buyers asked about the gym and the pool. Today they also ask about ventilation, daylight and noise. Remote and hybrid work turned the home into an office, gym and place to rest all at once, and buyers became more demanding about what they cannot see.
For developers, that opens an opportunity: proving through an independent third party what competitors only promise in the brochure. The two certifications that make this possible are WELL and Fitwel, but they do not work the same way or serve the same segment.
WELL applies its 10 concepts (Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind and Community) to common areas and representative units. Its defining feature is on-site performance verification: an accredited agent measures air and water quality in the finished building before the seal is awarded. It is the most demanding health credential on the market.
Fitwel has a dedicated scorecard for multifamily residential buildings. It assesses strategies such as pedestrian and transit access, attractive stairs, green and active spaces, smoke-free areas, indoor air quality and shared spaces that encourage community. It does not require on-site testing or have prerequisites, so its process is more agile.

A health certification does not sell itself; it works when the sales team knows how to use it:
Many developers in the region already certify EDGE or LEED to access green finance or stand out on efficiency. Adding Fitwel to an EDGE project is an agile way to cover environment and health in one building; in the premium segment, LEED and WELL share a review body and several topics, so they can be run in parallel. We compare all three in WELL vs Fitwel vs LEED: which to choose.
In Lima, humidity makes moisture control and ventilation a very tangible selling point: see Fitwel in Peru. In Panama City and in Brazil's major cities, the premium segment increasingly competes on credentials: WELL in Panama and WELL in Brazil. In Mexico, see WELL in Mexico.
The earlier the certification is defined, the easier it is to integrate. Tell us about your project and we will help you choose the seal that best fits your segment.
