Discover 15 LEED-certified buildings in Lima: offices, homes, retail and industrial projects. Certification levels, energy and water savings, and benefits.

LEED-certified buildings in Lima are no longer a rarity. Prime offices in San Isidro, residential towers in Miraflores, stores in Larcomar and logistics warehouses in Callao show that building to international sustainability standards is both viable and profitable in Peru's real estate market.

At Leaf, we have supported developers, companies and brands along the way. Here we review 15 LEED projects in Lima and Callao: the level they achieved, the strategies they applied and the savings they report.

What is LEED certification?

LEED (Leadership in Energy and Environmental Design) is the green building certification system of the U.S. Green Building Council (USGBC). It assesses energy efficiency, water use, materials, indoor environmental quality, and location and transportation.

Depending on its score, a project earns one of four levels: Certified (40–49 points), Silver (50–59), Gold (60–79) or Platinum (80+). In Lima, the most common rating systems are BD+C for new buildings, ID+C for interiors and O+M for existing buildings.

Demand keeps growing: multinationals require certified offices to meet their ESG goals, homebuyers value lower utility bills, and investors want to protect asset value. If you are evaluating your own project, see how the LEED certification process in Peru works.

LEED office buildings in Lima

Miracorp (Miraflores) earned LEED O+M Platinum, the highest level, as an operating building. The roughly 17,215 m² complex combines offices, a five-star hotel and four restaurants, with LED lighting, efficient irrigation and above-average recycling.

Platinium Plaza (San Isidro), described as Peru's first LEED building, is LEED Gold and spans over 44,000 m². It reports up to 40% electricity savings compared with a conventional building.

Lit One (Miraflores), by Livit Inmobiliaria, has been LEED Silver since 2017 and saves more than 45% of water.

LEED residential buildings in Lima

Roma Living was certified LEED Gold in 2025 with 61 points. Its energy model shows 34.6% energy savings and up to 73.9% lower indoor water use.

In Miraflores, Edifica's projects (Upper 28, Sevilla, San Martín and Bohem) combine efficient equipment, solar panels and low-water landscaping, cutting energy use by up to 30% and water use by up to 40%. Arequipa, by Actual Inmobiliaria, adds green roofs and wastewater reuse, saving at least 30% of water and energy.

The 20-story mixed-use Larco tower treats its greywater to cover 100% of irrigation and 50% of toilet flushing.

LEED retail and industrial projects

The Isadora store at Larcomar achieved LEED Gold in 2023 under LEED v4 ID+C Retail. In Callao, Warehouse 300B at Parque Logístico Callao, home to PepsiCo's operations, earned LEED Gold for warehouses and distribution centers.

Benefits of a LEED building in Lima

  • Lower operating costs: energy savings of 10% to 40% and water savings of up to 73.9% in the projects above.
  • Higher property value: certified buildings sell and lease better, especially to corporate tenants.
  • Green financing: banks and funds offer better terms to internationally certified projects.
  • Occupant well-being: better air quality, daylight and green spaces. When health is the focus, LEED pairs well with WELL, as at Enel Paseo del Bosque.

Frequently asked questions

What was Peru's first LEED building?

Platinium Plaza, a LEED Gold office complex in San Isidro, is described as the country's first.

Where are LEED buildings concentrated in Lima?

Miraflores and San Isidro host most LEED offices and homes. Callao stands out for logistics projects.

Can an existing building get LEED certified?

Yes. LEED O+M assesses the actual performance of operating buildings. That is how Miracorp achieved Platinum.

LEED or EDGE?

LEED is more demanding and highly valued by corporations and international investors; EDGE is faster and more affordable for housing at scale. Learn more about EDGE certification.
